Apartment supply in Brighton, MA has been steadily shrinking over the course of 2021 since it hiT unprecedented levels in September of last year. The current vacancy rate of 2.46% has dropped by 69.86% since it’s 2020 high of 8.03% in early September. The current vacancy rate for Brighton apartments now sits below that of Boston (3.02%) and nearby Brookline (3.03%) and Allston (3.5%).

The apartment rental market in Brighton has undergone dramatic changes since the pandemic hit town. Demand for housing shifted away from the dense Downtown areas towards the suburbs, as remote learning and remote work changed how people commute. This seems to have benefited Brighton and perhaps offset the negative impact of the loss of off-campus housing demand.
